So now let's move on to the second of the five offers that we make to our sellers, which is the Cash Plus Offer.


So just like the Cash Offer, we're going to be closing without any type of loan or loan contingency. We're going to be buying the property in as is, where is condition, meaning you don't have to do any repairs to the property. You don't have to even clean out the property. The only difference between the Cash and the Cash Plus offer is that we get more time to be able to close on it. So instead of 15 to 30 days, it's more like 45 to 60 days. The reason we ask for that additional time is, we can pay you more than our regular cash offer if you give us the time to go out to our investors to raise the capital at cheaper amounts than we would from our typical investors.


So the Cash Plus Offer, the only difference is that you just have a slightly longer timeline by usually about 15 or 30 extra days, so if you're not in a huge rush, we recommend taking that option because then you get a little bit of extra dollars in your pocket.
