I'm No Plumber

As Lou Brown says, he is no plumber but he knows that a $361 fee (for an hour of work) plus parts to replace a wax ring on a toilet is not normal. That is way too expensive. I just got a question. I’m no plumber, but a plumber just quoted me “$361 + parts” to replace a wax ring on a toilet. Is that normal? And the answer is no! That’s not normal. And what in the world are they doing that? So, first of all, if you ever have a question like that, you ask the plumber, well, how long would it take you to fix that? And then if they say, Oh, an hour, so what you’re really telling me is it, is you make $361 an hour. Is that correct? So what you’re trying to do is always, when you’re looking at a job, you want to find out how long it takes to do that job, and then equate that to a dollar per hour. Now I’m not saying that if you’re talking to a brain surgeon and they say, well, we’re going to do your brain surgery in an hour.

And how much is that? And that’s $10,000. Well, obviously they have some advanced education training and they have an investment in their education process that worth hundreds of thousands of dollars, obviously. So I’m not talking about that, but plumbing has become sort of brain surgery as well. And the interesting thing is though that you can find videos, you can find videos and trainings on YouTube, et cetera, that can give you exactly the steps to take on that. And what you’ll find is, you can get that job done in way less than an hour. If you have the right tools and the right parts, and it was a funny thing. It’s $360,000 plus parts, and the parts is like a $3 wax ring, right? It’s very inexpensive for sure. So, as you’re looking at opportunities, one of the questions you want to ask yourself is if you’re in the rental property business, then there’s certain expenses to owning that rental property. 

And my question would be why in the world would you be doing that work? First of all, you, when you learn the skills to buy houses right, and buy houses cheap, that same hour I can make $30,000. And the reason is I’m talking to a seller, a motivated seller, I’m finding out their motivation, and then I’m making them an offer that solves their problem. So when I’m on the phone with someone I’m determining during that conversation, what the challenges are in their life, what’s going on and what solution I can bring to the table to solve their problems. And that’s an exciting thing. I love that process and really solving people’s problem is what I’m in this business to do. When I solve other people’s problems, I get paid very, very well, and they’re happy about it, by the way, they even know what we’re going to make on properties in many cases, and they’re happy about it.

They just want to be rid of their problem. Now, another thing is, you might be trying to find out about a wax ring on a toilet because you’re looking to fix a rental property. Well, you see, we got out of that business years ago, we are looking for residents that live in our homes that want to be home owners. So they find these things out for themselves. And if they have the skills, if they have the ability to do that, they will do that themselves. And if they don’t, we have people that will go in and do those things. And usually for less than a hundred dollars for the same thing we’re talking about here. So definitely you’ll want to build up your team and the team will go in and do these things. When your resident can’t do it. Now, what am I describing to you?
