After the initial phone consultation where we receive information from the seller such as bedroom and bathroom count, square footage, types of repairs needed for the home, and other pertinent details, our underwriting team would then scour the market to find sold comparables.

These are properties similar to what you are selling which has been sold in the last few months.

So how long does it take to get an offer from Effortless Home Buyers?

Well, after the initial phone consultation where we've received information such as the bedroom count, bathroom count, square footage, the types of repairs that are needed to the home, and any other pertinent details that we need to know to get you that offer. That's when our underwriting team then goes out and scours the market for what are called Sold Comparables. Sold Comparables are properties that are in similar condition, similar size, similar bedroom and bathroom count that have sold some time in the last 3 to 6 months so that we can see where the market truly is. At that point, once the underwriting team gets all of that information, it gets sent to our acquisitions department and they will craft not only one offer, but actually five offers for you.

Now, quick story we've had just recently, we had a seller in Naperville, Illinois. The property was located near downtown, but the seller actually lived in Iowa and that was not in great health. The property had a tenant whose lease was expiring and that tenant plan to move to another property, which would leave the property producing zero income while a mortgage payment was still required from the seller. So the seller gave us a call and said, you know, Hey, Fernando, we need to sell this property in the next 20 days. Is that something that you guys are able to do? I said, that should be no problem. Let's get it over to our department. And once we actually got all the information and presented the offer, we were actually able to close in 15 days from the date the offer was signed. So that's usually the typical timeline for not only to get an offer, but then close on that offer could be anywhere between 15 to 30 days, depending on the circumstances surrounding the property.
