Hi! It’s Lou Brown. Talking about Management Secrets and how to increase your income. This is one of the things that a lot of, let’s say landlords, miss out on. They typically make the difference between their mortgage payment and what they rent the property for. Sometimes that’s a slight amount of money, a few hundred dollars. And then if a water heater goes out or a roof goes out, well, that wipes out their cash flow for sometimes over a year. One of the things we look at is services that we can provide to our clients and get paid for that. So we can add to the cash flow and eliminate problems and challenges.
Now we’ve got things like pet fees. Yes, people will pay for their pets. And yes, we charge a $500 pet fee. We also charge pet rent of anywhere from $15 to $25 per month. We also have other things that we charge such as extra person fee. Extra person fee, what do you mean? If they move in people they didn’t tell you about, then we charge a hundred dollars per head retroactive to the beginning date of the agreement.
Now your paperwork is going to be a critical piece of success in this. We have a standard rental agreement loaded with profit centers and protection.
