Self Storage Q13 Find Self Storage



Investors that are just getting started in the self storage space and working on their education. One of the questions they always ask me is, how do I find these self storage facilities? My name's Fernando, Angelucci, "The Storage Stud".

This is a very interesting question because there is multiple ways to find self storage facilities and it just depends on, are you willing to trade your time, are you willing to trade your money to find these facilities? So in the beginning if you don't have a lot of marketing capital, one of the easiest things that you can do is actually drive for dollars as I like to call it. As you're driving down the road, anytime you see a self storage facility pull over and either stop into the office or just call the number on the sign and just ask, Hey, you know, I was looking to speak with the owner. I was wondering if they were willing to sell the facility.

Another way to get self storage is to tell everyone that you're looking to buy a self storage and eventually through, you know, the power in your weak ties. And the power in your network, people will start referring deals over to you. Now, once you start moving over to the higher cost methods of marketing, one of the things that we really like to do is buy lists of existing self storage facilities using a special criteria. Those can be land classification codes. Those can be certain type of facility criteria. And then actually doing a multi-touch marketing campaign to those owners. And that can include anything from texting them, emailing them, sending them letters in the mail, trying to target them on Facebook. There's a whole multitude of ways to get ahold of these self storage owners.
