Self Storage Q21 How To Monitize Property



A common question I get from multifamily and single family investors are, you know, what's the end goal? What's the end strategy? And how do you monetize these properties?

Well, one of the things that we do is we'll buy these self storage facilities in really rough shape, either because the finances are not great and the facility was operated poorly by, you know, an absent owner or a terrible manager. And what we'll do is we'll take that risk upfront. We'll get the facilities, you know, cash flowing. And once we get to about 15 or $20 million in facilities that are at a good cash flow point, what we'll do is we'll exit all those facilities into a self storage income fund. Now, what we do with this income fund is we get paid back for our initial investment on the property and the properties will be valued based off of the loan appraisal that we'll get onto them when we sell them into the fund.

And then what we'll do is we'll take our proceeds and then reinvest those proceeds into the self storage income fund. So what we like to do is take the risk upfront on our own, get them to a point where they're starting to break even or to cash flow slightly. And then put them into a self storage income fund where now other investors, passive investors can invest and benefit in the upside without having to take a lot of exposure to the downside when the properties are not cash flowing or when they're barely breaking even.
