Self Storage Q22 Time Renters Stay



A common question that I get is, what is the average life of a customer at a self storage facility? My name is Fernando Angelucci. I'm "The Storage Stud".

We should break apart our customer base into a couple different segments. So let's start with the residential segment. So these are typically homeowners that need additional space as storage as their belongings and their typical life at a self storage facility is between 12 and 13 months. On average. Now there are some that are stay less, and then there are some that stay way longer. We've had tenants have stayed for 10, 15 years.

The second subset, the subset that I really like are your commercial tenants or your business owners. Your business owners, they may ask for a slight discount in order to pay, you know, pre-pay their rent. But typically these types of tenants will stay for 23 to 24 months at a time. They're very stable. And as long as their business is doing well, they may actually start expanding and requesting additional units in your facility.

Now, the other two major sections to be aware of are your military personnel and your students. So your students are going to have the lowest average time. On average, they're staying about three to four months and that's because they're usually only using storage when they go home for the summer. And they don't want to drag all of their dorm room stuff back, you know, to wherever market they're from and then have to move it back to school. Once school starts up again. And then the other section is your military personnel. You're active duty personnel. Sometimes when they go on active duty, they, they want to store their stuff in a self storage facility. They know that it's safe and they don't have to worry about it. And on average, they stay about six months at a time.
