Self Storage Q15 Market For Self Storage



A common question I get from investors is, what market should I be looking for self storage in? And that's an interesting question. It really depends on what your goals as an investor are and what your timelines are. So for example, our investment criteria is we like to stay right below the reets. We don't really want to compete with those reet players. We're usually looking at secondary and tertiary markets or the excerpts and the outskirts of primary markets where we can still get a ton of value without paying a super high price points. For us, we really like the Midwest. We really like low property tax States outside of the Midwest. We typically avoid areas that are prone to be hit by natural disasters, so no coastlines in Florida, you know, nothing on fault lines, but it's really just, it comes down to your personal preference.

One of the things I always recommend people do is if you're going to be an active investor in a self storage facility and you're going to be doing the management yourself, I recommend that with your first facility you do something that's within driving distance of you. Something you can get to within two to three hours of driving. You don't have to jump on a plane just in case. If something, you know, needs your attention, immediately, you'll be able to zip down there, you know, handle it and then go back home. Once you've gotten past that first investment that's in your local market, or if you're investing in other people's deals, then you're going to be looking for areas where the property is very tax efficient. The returns are solid. There's not a lot of liability. The market isn't saturated. Types of kind of controls that you want to put on any investment.
