Self Storage Q14 How Can I Invest

New investors that are starting their educational journey into learning about self storage investments. Always ask, you know, how can I invest in self storage properties? And there's a few ways to do so. My name is Fernando Angelucci, I'm "The Storage Stud".

The easiest way is to just be a bird dog. And that is, finding these facilities, getting the contact information of the owner and then just handing it off to an investor or a cash buyer like myself to hopefully receive a bird dog fee once the property closes. And if it closes. One level up from that is to become a self storage wholesaler. And what that involves is not only finding the contact information of the seller but then actually underwriting their facility and putting it under contract. Once you have it under contract, you'll be able to wholesale it to cash buyers and usually you can charge a pretty decent assignment fee for that anywhere from $40,000 to $200,000 depending on the size of the facility.

Now let's move one level up from that. There is the ability to be an active investor. So say you have the experience, you've done all your research, you've done the education, and now you're looking to operate a facility yourself. Easiest ways to usually partner up with somebody and you know, either provide the deal or provide the money, provide the debt, whatever it may be, and then learn from them as they go through the first facility with you.

And then kind of the highest way to invest in self storage is to be a limited partner or a silent partner. So once you've had, you've built up a little bit of capital and you have time to invest that capital into other people's ventures, you can start joining syndications. And they can either be syndications that explicitly for accredited investors or they can be in syndications for sophisticated but not necessarily accredited investors. And with those types of investments, all you really do is you vet the operator and make sure they have a good track record and then you wire them the funds and then sit back and then just collect your mailbox money.
