So what are the pros and the cons of a Cash Plus Offer? The Cash Offers’ one of the five offers that we offer to sellers when they come into our organization, the main difference between the Cash Offer and the Cash Plus Offer is that you’ll actually get more money. The reason for this is we ask for a little bit more relaxed terms. So instead of being able to close in say 15 to 30 days, we’ll ask to be able to close within 45 to 60 days. The reason we’re able to offer you more money is if with that extended closing timeline, we can go back to our investors and really start negotiating to see who is willing to lend us the money or partner with us on the property for the lowest amount. With that extra time, we pass those savings onto you as the seller.

So just like the Cash Offer, you will have all the pros of a convenient closing, no contingencies we’ll, it’s almost do a concierge style service for you where we’ll handle the transaction coordination. We will make sure the attorneys have everything they need we’ll order title. We’ll do the repair cost estimates and we’ll close in a timely fashion. The only differences, again, it’s maybe an extra 15 or 30 days compared to our regular Cash Offer. Some of the cons of the Cash Plus Offers’ similar to the Cash Offer,, which are, if you have some built up equity in this home you will have to pay capital gains tax and or depreciation recapture tax.
