So why do investors need to see the property in person?

This is part of how we purchase properties and how we partner with investors. Usually, loans are from private investors and not banks. Before they do that, they want to make sure that what they are funding is accurate.

They would want to do a walkthrough, understand the repairs, and physically get information for them. It’s basically part of good due diligence on the investors part.

So why do investors need to see the property in person? Well, let's first back up and see how we purchase properties and how we partner with our investors. Usually when we need to close quickly, bank financing is not an option. So what we're going to have to do is either go and get a loan from a private investor or even partner with the investor. And they'll come in and fund a majority of the project, if not all of the project, But before they do that, they want to make sure that what they're either investing in or what their funding is, what it is portrayed to be in whatever media that they got the deal. So they're going to want to walk through the property. They're going to want to confirm the repairs that are needed. They're going to want to see the layout of the property. Specially, if there's not a floor plan that's provided by the seller, they're going to want to physically touch and feel of things are moldy or things are, you know, if there's rotting wood that needs to be replaced, this is all part of good due diligence on an investor's part. You'd never blindly throw money at an investment without doing your underwriting or your due diligence on that asset. So that is why investors need to walk through the property before we're able to close.
