Do we need to see the property to be able to make an offer?
The answer is both yes and no. We can make an offer in as it’s called “sight on seen”. Using technology, we can see it through Google Maps and look up other information online.
But in this scenario, we need to rely on the seller. For example, they may think that the kitchen is good to go but when a professional take a look, it would take money to fix it up.

Do we need to see the property to make an offer on the property? And the answer is yes and no, it depends. So yes, we can make an offer on a property Site-Unseen as it's called. Because now the age that we live in, in technology, you can get a lot of information off the internet. I can see the property from Google maps. I can look at the tax records to see what it's zoned at. I can look at Zillow to see if they have any data on the square footage or the bedroom and bathroom counts. But usually when we make a Site Unseen Offer, we're relying on the seller to be not only truthful in the condition of the property, but then also to almost have a background in construction. You know, a seller may look at a kitchen and say, Hey, this, this thing is ready to go.
And then a contractor looks at a kitchen, says we need to put $15,000 into this kitchen or else this property is not going to sell when we list it. So what we usually prefer to do is actually see the property in person, cause then the number we can give you, as we know, we know we'll be able to close at that number. One of the situations that happens quite often, when sellers ask us to make an offer without seeing the property is we'll make an offer based off the information they give us, we'll go under contract and we'll submit our earnest money. But then when we're finally granted access to the property, we find that the repairs were understated or maybe what someone claimed was a bedroom's actually a den, cause it doesn't have a closet in it. These are all things that affect the price of the property.
Maybe the master bedroom, they claimed it was 20x20. But when we walk in there, it's actually a 10 foot by 10 foot master bedroom. That's a huge difference in the resale value that can come from that. So yes, we can make offers Site-Unseen. We don't like to do that. Because usually what we've noticed is the Site-Unseen offers are subject to change pretty regularly. Whereas when we walk a property and we're able to make an offer at the site that number does not change all the way throughout closing.
