What is an As Is Offer? Well, it is exactly like, it sounds, it means that we are buying the property in as is condition. We're not going to ask you to paint the property, we're not going to ask you to clean the property, we're not going to ask you to remove any of the junk out of the property. If the property has repairs that need to be done, you don't have to do any of those repairs, we'll handle that. This is always a typical clause that you'll see from investors is that we'll buy as is where is meaning you don't have to do anything to the property before you sell it to us. And the reason for that is, again, we have discounts when we do rehab. We usually are able to do the rehab at a much faster pace with much higher quality. It allows you to have the speed and convenience you want to sell that property and get out of some type of situation you may be in. So as is just means that the way that it is today as it sits, you don't need to do any changes to it. There's no contingencies we'll buy it the way it is.
