So what happens after a contract is signed? well at that point, a few different things start happening simultaneously. The very first thing is the investor will start the process of closing. So they'll schedule a closing time with the title company. They will give the attorneys all the information that they need to facilitate that closing. Another thing that the investor may do is start getting the contractors lined up and getting bids from their subcontractors for what the cost of the work will be to rehab the property and make it look like it's brand new. There may have to do some tasks with the local municipalities, like a closing inspection, or a water reading. They will also start raising money from their investors to fund the rehab and the holding costs to eventually sell the property. All of this happens within a 15 to 45 day period to allow the investor to close with the seller on time.
