Do we buy Already Rehab Properties? And the answer is yes. Especially if it's a rental property these are one of those things that we like to buy and rehab condition, but that doesn't necessarily need to be the case. Say for example, someone inherits a property that looks pretty good, but they live in a different state or in a different country, and they just want to be done with the property and take their inheritance and run, these are properties that we will purchase and very difficult to find properties that are brand new rehabs, but maybe they rehabbed a couple of years ago, maybe 5 or 10 years ago. These are things that we'll purchase. We have multiple exit strategies for properties. We may buy them and then fix, and then resell them to a homeowner. We may buy them and rent them out to a tenant. We may even do a rent to own type situation for someone that may not qualify to buy a home today, but if they can pay the rent on time, over a certain amount of a certain period, then we'll actually finance the property for them and be the bank on their behalf to help them build their credit. So we have a lot of exit strategies that allow us to buy properties in any condition, whether they're extremely distressed or whether they're immaculate and they look beautiful.
