When selling to an investor, do you need to do any rehab? So the answer is no, you do not need to do any rehab. And usually the investors will prefer that you do not do any rehab. The reason why is us as investors, we have a large network of contractors. We have pre negotiated prices for volume work. So on average, we're able to do the same type of repairs that a seller is able to do. But for 30 to 50% less than what the seller may be able to do them for. If they go out and hire a professional, what's even worse is if the seller does not hire a professional ends up doing all this work, just to find out that it's not up to code or that the city didn't approve it, or that there were no permits pulled and all that work and they have to be torn out and redone. And now when you thought you may have increased the value of property, you've actually decreased it substantially. So when selling to an investor, it's best not to do any rehab, you're not required to do any rehab. And we actually prefer that you don't.
