36 - What are the pros and cons of a Price lift offer?

Understanding the pros and cons of a price lift offer

The price lift offer is one of five offers we can provide sellers. This is great for two separate types of people.

First are sellers who have a bit of extra time on their hands. It is also good for sellers who want to learn to be a real estate investor.

Basically, we make a partnership. We show you how we rehab it, market it, line up the financing, and the entire process to resell it.

At the end of the process, we will split the proceeds on top of the original offer.

So what are the pros and cons of our Price Lift Offer? The Price Lift Offers’ one of five offers we make to every seller that comes into our organization with a real estate issue that they need a solution for. This style offer is really great for two separate types of people. So the very first one is a seller that has a little bit of extra time on their hands, but the cash and the Cash Plus Offers’ a little too low for them. And it’s also good for a seller that wants to learn the real estate process or the fix and flip process. They want to learn how to be a real estate investor. So what we actually do is we’ll offer you a price on the property, but then what we’ll do is we we’ll basically make a partnership. We will put this property into the partnership.

We will show you how we rehab the property. We’ll show you how we line up the financing. We’ll show you how we finish it and we market it for sale. And we go through the entire process of repairing the property and then selling it to an end homeowner. And then at the end of that process, we’ll actually split all the profits on top of what we owed to you on the purchase price. So say for example, we offer you a hundred thousand dollars and you say the a hundred thousand is not enough. How can I get more of an offer on this property? We say, okay, here’s what we’ll do. We’ll still offer you a hundred thousand, but instead of closing on it today, what we’re gonna do is we’re going to put it into a partnership or a trust of some kind, and then Effortless Home Buyers’ is going to pay for all the rehab we’re going to pay for all the contractors and the holding costs.

We’re gonna pay for the realtors and the staging to sell later on. And once we sell it, let’s say we sell it for $200,000. And let’s say it costs us $50,000 to do all the work. So what we’ll do is out of that $200,000, we’ll first pay you a hundred thousand as your offer on the property. Then that $50,000 profit we’ll actually split with you 50/50. So now you’re getting an extra $25,000 on top of your a hundred thousand dollar offer. And you got to learn the process of being a real estate investor the entire time with somebody that is a seasoned professional that can hold your hand through the process. So that’s what our Price Lift Offer is really great for people that are looking to learn real estate or have a little bit extra time on their hands. The only con of the price lift offer versus say the Cash or the Cash Plus Offer is that it takes much longer. You’re usually looking at three months, maybe six months, maybe nine months to sell the property to the end owner, as opposed to getting your cash within 30 to 45 days.
