So how long does it take to sell to an investor? Well, it depends on how complete the information is that the investor gets. So usually the short answer is anywhere between 15 to 45 days. Now, the things that will cause that time to increase is if we don't have the, you know, details on the property, the square footage, the number of bedrooms, the number of bathrooms, the repairs that are needed. Another big delay that we see often is the inability for us to get into the property. One of the most important aspects of a real estate investor's job is to make sure that they're properly estimating out the repair costs. This is huge because one small factor like a crack in the foundation can change the repair budget by up to 30 to $40,000. So, some delays that we usually see is maybe there's a tenant in the property and the tenant is being difficult when it comes to scheduling a walk-through, or the owner of the property is currently in the home is moving things in and out to go to their next location.
Another thing that can cause delays is if the title is clouded is what they say. So, if we go and pull the title report and we noticed that there's a ton of liens all over the place, you know, mechanics liens, multiple mortgages, maybe some tax liens, water liens. These are all things that take time because then we have to go to a third party and we have to either negotiate or pay off these bills so that they remove these liens, which then allow us to transfer the title over allows us to purchase the property with clean titles, what they say. So on average, you're looking at anywhere between 15 to 45 days, the faster you're able to get the information that the investors need, the faster you'll be able to close.
