Self Storage Q9 Avoid Tenants



When I'm talking to some of my local investors that I see at the, you know, the local REIA meetings. When we get onto the subject of, you know, the headaches that come along with owning residential properties. I always kind of smirk a little bit and I say, you know, it's time for you to give up the tenants, the toilets and trash. My name is Fernando Angelucci. I'm "The Storage Stud".

Is it true that self storage really avoids tenants, toilets and trash? And it's kind of a yes and a no. So technically, you have customers, which I guess you can say are your tenants, but they're not habitating your units. Usually a lot of these self storage facilities that we buy, especially the entry level facilities that investors will buy for the first or second facility, they usually don't have any running plumbing. They don't have any electrical or just maybe barely any electrical just to light the common areas. And there's no trash dumping on our facilities is illegal. When you move out, you're not allowed to leave any trash at our facilities. So it is true. Most of our facilities, there are no tenants, no toilets, no trash, just customers and stuff.
